Most late rent is not refusal; it is timing. A clear, predictable reminder rhythm recovers more than an angry call on day 20.
A rhythm that works
- Day 1 after due: a friendly note with the amount and paybill details.
- Day 5: a second reminder with the exact balance and days late.
- Day 10: a call. Ask when, not why, and agree a date.
- Day 14 and beyond: put any agreement in writing as a payment plan.
Keep the tone at the gate
Write reminders the way you would speak to the tenant in person. Greet them, state the amount, give the payment details, thank them. Threats belong in a formal notice, not an SMS.
In HodiKnock back sends the reminder by SMS or WhatsApp with the balance filled in, and logs it on the unit so you can see who was reminded and when.
